Creating a connected & interactive home buying experience.
Duchy Homes has carved out a distinctive position as one of the North’s most respected housebuilders, with a reputation built on unwavering quality, thoughtful design, and putting customers at the heart of everything they do. But even with that strong foundation, they recognised something crucial: the home buying journey needed to evolve.
In an industry where many developers still rely on static brochures and basic email capture forms, Duchy saw an opportunity to completely reimagine how buyers discover, explore, and connect with their future homes.
They didn’t just want to digitise their sales process, they wanted to transform it into something genuinely engaging and confidence-building for their home buyers.
Duchy recognised that the home buying journey had huge potential for enhancement.
While their developments were already setting exceptional standards for quality and design, they saw an opportunity to extend that same excellence into the digital buying experience. Rather than relying on traditional static materials, they wanted to create something that would give buyers complete clarity and confidence from the very first interaction.
Duchy’s Marketing Manager, Steven Burns vision was to create an interactive, connected experience that would work seamlessly across their website and within their sales centre, providing buyers with an informative, cohesive buying journey from home to on-site.
How we brought Duchy's vision to life with Interactive Property CGI
Working closely with Steven and the Duchy team, we delivered a comprehensive suite of interactive sales tools designed to make the off-plan experience feel immediate and real. From dynamic 3D Active Siteplans that let buyers clearly understand orientation, position, price and availability to immersive 360 External Virtual Tours that showcases the open green spaces and the attention to detail that defines every Duchy development.
Every tool supplied was to differentiate Duchy from the sea of developers offering minimal upfront information and exploration, and instead position them as the transparent, buyer-focused developer that gives buyers everything they need to fall in love with their future home long before the first brick is laid.

“In an industry that remains, in many ways, quite traditional, I believe it’s our responsibility to innovate our digital offering and provide customers with the tools to visualise exactly how their dream home will look.
By introducing these digital assets across our website and on our Marketing Suite touchscreens, we give customers greater confidence in both our products and their decision at one of the most important moments of their lives.
We’ve been really impressed with the process so far. Seeing Hall Wood Meadows brought to life in such detail will only enhance our customers’ journey with us, and we are excited to see these interactive assets go live”.

Why CGI Virtual Tours Are So Powerful for Home Buyers
CGI Virtual Tours transform the home buying experience by allowing potential buyers to explore properties and outdoor spaces in immersive detail before construction begins.
For developers like Duchy Homes, these tours are particularly powerful because buyers can walk through carefully designed landscapes, communal areas, and scenic surroundings that serve as key selling points. Virtual tours enable buyers to experience the full context of their future home, helping them understand exactly how each property sits within its environment.
This technology builds buyer confidence by eliminating guesswork, allowing people to make informed decisions without relying solely on static images or floor plans.
The result is stronger emotional connections with developments and faster purchase decisions, as buyers can virtually experience their future lifestyle rather than just imagining it.
Hall Wood Meadows 3D Interactive Siteplan

Duchy Homes’ developments are designed with care and attention to detail, and it was important that their marketing reflected the same clarity. While traditional 2D site plans could show the layout, they often left buyers needing more context about how plots were positioned and orientated within the development.

To enhance this experience, we created a fully interactive 3D model of the site that could sit within their existing website structure and on the touchscreen within their sales centre.
Connected to live data, the model allows buyers to instantly see plot availability and pricing, browse detailed floor plans, and even explore internal tours.
This not only makes it easier for buyers to understand each development at a glance but also adds a layer of transparency and engagement that helps Duchy stand out in a competitive market.
Unlocking more with a complete 3D model
By modelling the entire development in 3D, we opened up opportunities that go far beyond the interactive site plan and virtual tour. From the same real-time environment, Duchy Homes can now extract a wide range of additional marketing assets, such as cinematic flythrough animations, dynamic street scenes, and tailored visuals that bring each development to life.
This approach gives Duchy real flexibility. Instead of commissioning separate visuals for every new need, the model can be adjusted to produce fresh content on demand.
Whether it’s showcasing a development at sunrise, in autumn colours, or during the festive season, the 3D environment can adapt instantly. That means Duchy not only has a powerful sales tool today but also a versatile, long-term asset that can evolve alongside their marketing needs.

“Partnering with Duchy Homes on this project has been a rewarding opportunity to showcase how a connected digital experience can transform the home buying journey.
This is just the beginning, and we are excited to continue working together on future projects, pushing their digital sales and marketing strategy even further and helping Duchy bring every new development to life in innovative ways”.
